Turnarounds

R.H. West Management Corporation specializes in turnaround opportunities.  R.H. West’s comprehensive knowledge of the golf industry enable them to look objectively at the potential of a golf facility to be rejuvenated to a level that is suitable for the investment required.

Most of the facilities the company owns or manages were in less than favorable financial and physical condition.  Each of the seven courses had unique needs that called for special attention to see that the facilities reached the goals the company had set for them.

El Dorado Country Club, now Royal Oak Country Club, was generating less then $500,000 a year in total sales in 1986.  Since then Royal Oak has seen it’s total annual revenues grow to over $1.8 million in 1998.

Winding River Golf Course was a nine-hole layout generating roughly $275,000 in revenues in 1992.  In 1993, the course’s first year under R.H. West’s control, Southwestway generated nearly $475,000 in total revenues.  By 1999, R.H. West had constructed an additional nine-holes, built a new clubhouse and was generating nearly $1,000,000 in total annual revenues.

In 1997, the Plainfield Elks Lodge was maintaining a struggling semi-private golf facility generating $436,500 in golf course revenues.  R.H. West took over in February of 1998, made several improvements to the golf facilities, changed the name and marketed Oak Tree Golf Course as a public course increasing first year revenues 49% over the previous year.

Cypress Run Golf Course and LaFontaine Golf Club have seen increases of nearly 100% in golf related sales in their first full year of operations as a part of the company.  Golfers have witnessed marked improvements in turf quality and player satisfaction at both courses under new ownership.  Each facility has a unique business plan and both will continue to improve in upcoming seasons.

It is important to note that not every struggling course is a primary target for R.H. West Management.  Location, demographics, design, existing facilities and irrigation all contribute to whether or not a course is suitable for takeover.  In the current market, there are enough occasions in which a golf facility is in need of a management change that R.H. West is able to locate good opportunities and work to attain courses that fit within their business plan.
